Job Summary:

We are seeking an experienced and highly motivated Contracts Manager to oversee the contractual and commercial aspects of our multi-room residential projects, with a specific focus on retirement apartments. The successful candidate will manage contracts, ensure compliance with contractual terms, and oversee project delivery from inception to completion, ensuring all projects are delivered on time, within budget, and to the highest standards.



Key Responsibilities:

  • Contract Management: Draft, review, and manage all contracts associated with multi-room residential projects. Ensure all contracts are compliant with legal and company standards.
  • Project Coordination: Coordinate with project managers, site managers, and subcontractors to ensure smooth project execution. Ensure all parties adhere to contractual terms and project timelines.
  • Budget Management: Monitor project budgets, track expenditures, and manage financial aspects of contracts. Prepare regular financial reports and updates for senior management.
  • Risk Management: Identify potential risks related to contracts and project execution. Develop and implement strategies to mitigate risks.
  • Compliance and Documentation: Ensure all projects comply with relevant building codes, regulations, and safety standards. Maintain accurate and up-to-date project documentation, including contract records and progress reports.
  • Stakeholder Communication: Maintain effective communication with clients, subcontractors, suppliers, and internal teams. Address any contractual or project-related issues promptly and professionally.
  • Quality Assurance: Oversee quality control processes to ensure that all work meets the required standards and specifications. Conduct regular site visits and inspections.
  • Tendering Process: Manage the tendering process, including preparing tender documents, evaluating bids, and negotiating contracts with suppliers and subcontractors.
  • Team Leadership: Lead and mentor a team of contract administrators and support staff. Foster a collaborative and productive working environment.


Requirements:

  • Education: Bachelor's degree in Construction Management, Quantity Surveying, Business Administration, or a related field. Professional certification (e.g., MRICS, MCIOB) is preferred.
  • Experience: Minimum of [X] years of experience in contracts management within the construction industry, with a focus on multi-room residential projects, preferably retirement apartments.
  • Skills: Strong knowledge of contract law, construction contracts (JCT, NEC), and commercial management. Proficiency in contract management software and MS Office Suite.
  • Communication: Excellent verbal and written communication skills. Ability to effectively negotiate and resolve conflicts.
  • Analytical Abilities: Strong analytical and problem-solving skills. Ability to assess and manage financial risks.
  • Organizational Skills: Exceptional organizational and time management skills. Ability to manage multiple projects and deadlines simultaneously.
  • Attention to Detail: High level of accuracy and attention to detail in all aspects of contract management and project oversight.
  • Knowledge: Thorough understanding of construction processes, building regulations, and health and safety standards.
